    Fort Worth is an older city than most of its neighbors, and the flooring work here reflects that. A large share of the homes we coat west and south of downtown were built between the 1950s and the 1980s, which means the slab under your garage has already lived through fifty or more Texas summers. It has moved with the clay, it has been painted at least once by a previous owner, and it usually has a crack or two that someone patched with the wrong product.

    Why older Fort Worth slabs need more preparation

    North Texas sits on expansive clay. It swells when it rains and shrinks when it bakes, and a slab poured in 1968 has ridden that cycle for decades. The result is the settling and hairline cracking we see in Arlington Heights, Fairmount and the older Ridglea streets almost every week. Those cracks are not structural failures in most cases, but they will telegraph straight through a coating if they are not addressed before the first coat goes down.

    Older garages also tend to carry history on the surface. Latex garage paint, a 1990s roll-on kit, tire marks burned into unsealed concrete, oil that has soaked an inch deep into the pour. None of that can be coated over. Every square foot gets diamond ground back to clean, open concrete so the primer bonds to the slab itself rather than to somebody else's failed product.

    Detached garages are far more common in Fort Worth than in the newer suburbs to the north, and they behave differently. They are rarely conditioned, they often sit lower than the house, and many were poured without a vapor barrier under the slab. That combination means a detached garage floor can carry noticeably more moisture than an attached one on the same lot.

    We take a calcium chloride or relative-humidity reading in every detached structure before quoting a system. If the numbers come back high, the floor gets a moisture vapor barrier as part of the buildup. It costs more on paper than a two-coat kit and it is the difference between a floor that lasts twenty years and one that bubbles in a single August.

    North Fort Worth around the Alliance corridor is a different market again — distribution, fabrication, service bays and flex space. Those floors care about abrasion resistance, forklift traffic and chemical spills more than they care about looks, and they usually need to go back into service fast.
