That newness is great for almost everything about a house — and it is the single biggest risk factor for an epoxy floor.
Concrete does not stop releasing water when it is hard enough to walk on. A slab continues to push vapor upward for months and, in thicker or poorly drained pours, for years. Seal that vapor under a resin coating with nowhere to go and it collects at the bond line until the coating lifts. Moisture vapor transmission is the leading cause of coating failure in North Texas, and in Frisco specifically it is the failure we get called out to fix most often.
Why brand-new slabs fail first
The rule of thumb installers quote is roughly one month of drying per inch of slab thickness under ideal conditions — and DFW conditions are not ideal. Clay subgrade holds water against the underside of the pour, summer humidity slows surface drying, and many production builds go in without a properly lapped vapor retarder beneath the concrete. A four-inch Frisco slab poured eighteen months ago can still read well above the threshold where a standard epoxy is rated to bond.
The homeowner never sees any of this. The floor looks dry, the builder handed over the keys, and a coating goes down. Six to eighteen months later there are soft bubbles the size of a hand, or a sheet of coating that peels off cleanly with the concrete surface still smooth underneath. Clean release like that is the signature of a vapor failure, not a product defect.
We test before we quote a system
Every Frisco estimate includes an actual moisture reading — relative humidity probes set into the slab, or calcium chloride testing where that is more appropriate. The number determines the buildup. There is no way to eyeball it, and any contractor who tells you a slab is ready by touching it is guessing with your money.
Where the reading is high, we install a moisture vapor barrier: a 100% solids epoxy specifically formulated to hold back vapor pressure, applied to a properly profiled slab before any decorative layer. We use a grey-tinted XPS barrier so we can see complete coverage as it goes down — missed spots in a clear barrier are invisible until they fail.

Finishes for newer Frisco homes
Because Frisco slabs are young, they are usually flat, clean and free of the settling damage older parts of the metroplex show. Prep is straightforward, so the budget goes into the system rather than into repair. Full-broadcast flake is the most popular choice in Starwood and Phillips Creek Ranch, with metallic running a close second in the larger show-garage builds.
Driveways are a separate conversation. Frisco driveways bake in full sun, and a garage-grade clear will chalk and yellow outdoors. Exterior work gets a UV-stable aliphatic topcoat with anti-slip aggregate, which also solves the hot-tire pickup that ruins so many rolled-on driveway coatings in a first Texas summer.
New-build warranty timing
If your home is still inside its builder warranty, coat the garage after any slab-related claims are settled, not before. A coating does not void a structural warranty, but it does complicate a moisture or crack claim because the evidence is underneath it. We are happy to look at the slab and tell you to wait — it costs us a job now and saves you a fight later.
Otherwise the install runs two to three days for a typical Frisco two- or three-car garage, walk-on the following morning and vehicles back after seventy-two hours.
