A garage gym takes dropped weight, so we specify a thicker build and a topcoat with impact tolerance rather than a thin decorative clear. Mid-1980s to mid-2000s concrete is old enough to have finished its initial cure and settled into place, but young enough that we rarely see the deep settling cracks common further west. Prep is usually a clean diamond grind, minor crack fill, and straight into the buildup — which means more of your budget goes into the finish rather than the repair.

Not everyone wants a mirror. A full-broadcast flake system — chips troweled in until the base is completely hidden, then ground flat and clear-coated — gives you a subtle stone-like texture, excellent slip resistance, and a surface that hides dust between cleanings far better than a solid color.
